RoomSketcher has a free tier and two paid ones, and the annual discount is unusually large. Pro is $24 a month billed monthly, or $12 a month billed as $144 a year. Team is $70 a month monthly, or $35 a month billed as $420 a year. RoomSketcher frames the annual deal as paying for six months and getting twelve, which is exactly what a 50% discount is.
Free is $0 and genuinely usable for one project: 2 credits to start and one free AI floor plan conversion, with no card required.
The subscription is not the whole cost, because the work is priced in credits and per floor plan. Pro includes 5 credits a month and Team includes 20 plus 5 users. Beyond that: ordering a floor plan is $38 each on Free and from $18 on Pro and Team, AI Convert is $20 a floor, FloorCapture is $20 a floor, and 2D renders are $4 each.
So the sum for an agent doing four listings a month: Pro at $12 plus four AI conversions at $20 is $92, and the five included credits absorb part of that. If you are ordering finished floor plans rather than making them, the $18 versus $38 per floor gap pays for the Pro subscription after a single order.
