BiggerPockets claims Pro Perks save more than $5,000 a year, and those perks are specific enough to check. The published ones include up to $2,000 a year toward DSCR loan closing costs plus 0.25% off upfront fees from LendingOne, $1,250 off fix-and-flip and bridge loan upfront fees from Kiavi, and up to $256 a year off landlord insurance premiums from Steadily, a 5% discount.
Here is the honest way to judge that $5,000 claim. Every one of those perks is a discount on a transaction you have to actually do. The LendingOne and Kiavi savings only exist if you take a DSCR or a fix-and-flip loan this year. The insurance discount is a percentage, so it is worth $256 only if your premiums are high enough.
So Pro is worth it in a year when you buy, and hard to justify in a year when you do not. If you close one financed deal, a single perk can cover the $390 several times over. If you are researching and not transacting, you are paying $390 for calculators and a forum badge.
